Sourcing and securing a great site for your Togo’s restaurant is very important, which is why we provide industry-leading support throughout the site selection process.
Identifying areas for your restaurant
After meeting with a franchisee to learn about expectations, select a broker, and set up a weekly call, Togo’s works with the franchisee to survey the market — studying demographics in their territory and reviewing the competitive environment to identify potential shortcomings. A typical Togo’s restaurant is between 1,200 and 1,800 square feet. The ideal size varies based on the characteristics of the local market.
Once potential sites have been identified, we review the demographics of nearby residents and daytime workers — their age, gender, income, and education. Are they typical Togo’s guests? Togo’s looks for areas with solid numbers of residents and enough daytime workers with above-average salaries, typically a mix of white-collar and blue-collar workers.
Picking a location and negotiating a lease
After you identify potential locations, hop in the car and go look at them. Are they easy to find? Is it easy to pull into the lot, or will awkward traffic flow send potential guests looking for another option? Is the building and shopping center in good condition? How about the surrounding neighborhood? Is the landscaping nice? Is this the sort of place you would want to stop in to grab a sandwich and relax with your friends, and it is convenient for guests who are looking to grab a sandwich and go?

If everything looks good, it’s time for a letter of intent, which lays out expectations and contingencies and can help clarify any details that need to be negotiated. Finally, Javelin Solutions – an outsource real estate firm that specializes in supporting franchise organizations with various site needs – will take the lead in negotiating the lease, highlighting text that should be reviewed by legal, insurance, and construction teams, reviewing tenant responsibilities, and providing a revised contract to the landlord for final negotiations.
Once you’ve secured your site, the construction phase can begin. Our senior franchise development manager will coordinate the step-by-step process of opening your restaurant, and our construction manager will provide guidance in selecting a general contractor, securing equipment, and monitoring the build-out of your Togo’s to our specifications.
Typically, your restaurant will be open within nine to 12 months of the date you sign your agreement.
